Under Australian rules introduced in 2007, these types of funds may be able to purchase assets such as property, provided they comply with a number of strict legislative requirements. There are also a small number of lenders who offer specialised lending for these structures. Meaning the fund could allow you to borrow part of the purchase price — rather than needing the full amount available upfront.

A lot of Australians simply aren't aware that this option even exists.

Some people choose to invest in property through their super because they want control and diversification on how their retirement savings are invested. Many also like the transparency of owning a tangible asset and being able to clearly see where their most important long-term retirement wealth is allocated.

What is a Self-Managed Fund?

SMSF in a nutshell.

A Self-Managed Super Fund (SMSF) is a type of superannuation fund that gives individuals (or couples) greater control over how their retirement savings are invested.

Despite the name, "self-managed", it doesn't necessarily mean you personally handle all of the workload. When structured correctly, licensed professionals such as accountants and SMSF specialists can manage the ongoing compliance, reporting, and paperwork on your behalf.

The main benefit of an SMSF is the ability to have more control, flexibility and diversification over your investment choices, including assets such as property.

However, SMSFs must comply with strict regulations, and if they are set up or managed incorrectly without the right professional guidance, they can become complex and potentially costly.
